Do not rush the emotional part. Selling a home a parent has lived in for decades is not just a financial transaction. Give the process the emotional space it deserves.

Understand the financial picture. Proceeds from the home sale often fund the next chapter of care. Know the numbers before you make commitments.

Connect with a senior living placement advisor early. If assisted living or memory care is part of the plan, a placement advisor can help match your loved one to the right community and often at no cost to your family.

Figure out what stays and what goes before the house hits the market. Estate sales, donations, family distributions. This takes more time than most people expect. Start earlier than you think you need to.

Understand what the home is worth today. Not what Zillow says. A real conversation with a local agent who knows your market gives you an accurate number you can actually plan around.

Do not start making repairs or improvements without guidance. Many well-intentioned fixes do not add value at sale. Talk to someone who knows what buyers in this market actually respond to.

Get a realistic picture of the home's condition. Knowing what needs attention before listing saves time, money, and stress down the road.

Understand who the decision-makers are. Is it the senior themselves, adult children, a power of attorney, or a combination? Getting clear on this early prevents friction later.

Have an honest conversation about timeline. Is this urgent or do you have flexibility? The answer shapes everything that comes next.
